Building update- We are preparing for an April move if all goes well. Wiring and duct work should be complete this week so they will be able to start the  sheet rock next week.


Material update- additional directional arrows, both open house and for sale, have been ordered and will be available in a week or two.

-We are waiting until after Fusion for additional yard sign order to see the options that will be available. There are non-agent branded signs at both offices should you need one.

-Stickers are getting ordered for Prudential branded flyer boxes. If you have not brought Prudential branded flyer boxes to me, please let Kristi or Joanna know how many you have so we can get you stickers.

-Kristi and Joanna will also be replacing Prudential branded flyer boxes that were picked up with the Prudential signs. Let Joanna or Kristi know if the sign installers took your and how many so we can check that against the sign installers inventory sheet prior to ordering so we will be sure and have enough.

-Since the company paid extra to have your signs branded with your name we will not be providing  agent branded riders. If you would like to order personanized riders,  feel free to contact Lowen or a vendor of your choice. Riders should be ordered in pantone 363 C color.


Matrix changes occured last week and caused a little havic on printing. To follow are the documents provided by Heartland MLS that list the changes along with screen shots for you to review. List of EnhancementsMatrix Release 6.1, Search Results Map

The two most asked questions after the Matrix upgrade are regarding printing reports and the map search.

To print formatted reports (including the 1004MC) do the following:
Select your listings from results
Click the Print button on the lower left
Click the Print Report tab
Select your report(s)
Click Print to PDF

We are working with the vendor to default to the Print Reports rather than the Print Displays tab.



Dotloop- If you had an old login and password log into that account first to see if the contracts have been loaded to your old account. If so go into your old account profile and update your email address.

I would recommend you sign up for a training class. In the meantime feel free to use the support section of the dotloop website http://support.dotloop.com/ or visit  http://www.youtube.com/user/DotLoopTV to view video tutorials. Lets take a quick look at dotloop.

Market Update-


Clay/Ray Counties

Clay/Ray County sales were down for the month by 24.0% from 2011. Units were at 171 versus 225 last year. Year to date, unit sales are up 12.0% at 3,880 this year vs. 3,465 last year.

The average sales price for the month was up 13.8% from last year, with an average price of $150,792. Year to date, the average price is up 7.5%. The average price is $146,301, versus $136,157 last year.

New listings were down 16 units to 293 or 5.2% from last year’s 309 units. Inventory is down 10.3% from last year and is running at 1,714 units. Inventory is down 150 units from last month.

Clay/Ray County’s sales are also not reaching pre-2003-type levels. Sales prices have rebounded and are equal to 2003 levels. Inventory has decreased by 12.1% from 2004, down 235 units.

Platte County

Platte County sales were up for the month by 14.8% from 2011. Units were at 101 versus 88 last year. Year to date, unit sales are up 22.6%, with 1,725 units this year versus 1,407 last year.

The average sales price for the month was up 11.0% from last year, with an average price of $198,734. Year to date, the average price is up 2.4% from last year. The average price is $191,761 versus $187,291 last year.

New listings in PlatteCounty were down 11 units to 129, down 7.9% from last year’s 140 units. Inventory decreased 3.5% from last year and is running at 763 units. Inventory is down 56 units from last month.

Platte County‘s sales have rebounded and are above pre-2003-type levels by 72 units. Sales prices have increased 2.6% from 2003 levels. Inventory has decreased by 5.9% from 2004, down 48 units.


Sales for the entire Heartland area were at 1,447, down for the month by 10.8%, or 175 units. Year to date, unit sales are up 16.1%, with 29,260 units this year versus 25,212 last year.

The average price was up 18.6%, and averaging $177,429. The average price for the year is running at $168,210, up 7.7% from 2011’s average of $156,207.
