How’s the Kansas City Real Estate Market?



Clay/Ray Counties

Clay/Ray County sales were up for the month by 9.4% from 2014. Units were at 269 versus 246 last year. Year to date, unit sales are up 16.8%, with 5,159 units this year versus 4,418 last year. The average sales price for the month was up 6.2% from last year, with an average price of $174,237. Year to date, the average price is up 4.3% from last year. The average price is $178,192, versus $170,824 last year. New listings were up 2 units to 250 or 0.8% from last year’s 248 units. Inventory is down 14.3% from last year and is running at 1,238 units. Inventory is down 102 units from last month.

Platte County

Platte County sales were up for the month by 23.3% from 2014. Units were at 127 versus 103 last year. Year to date, unit sales are up 18.0%, with 2,214 units this year versus 1,876 last year. The average sales price for the month was up 6.6% from last year, with an average price of $230,139. Year to date, the average price is up 1.8%. The average price is $222,858 versus $218,952 last year. New listings in PlatteCounty were up 18 units to 139 units. Inventory decreased 11.8% from last year and is running at 637 units. Inventory is down 44 units from last month.


Heartland sales were up for the month by 10.9% from 2014. Units were at 2,008 versus 1,810 last year. Year to date, unit sales are up 13.0%, with 36,489 units this year versus 32,301 last year. The average sales price for the month was up 4.2% from last year, with an average price of $204,231. Year to date, the average price is up 5.3%. The average price is $202,440, versus $192,191 last year. New listings were up 89 units to 2,125 units, up 4.4% from last year. Inventory decreased 15.9% from last year and is running at 9,328 units. Inventory is down 925 units from last month.

HMLS Fine Holiday January 25 – February 1, 2016

Just when you thought the holidays were over, HMLS has a new holiday on the calendar!  HMLS is giving you a fine holiday to correct any missed status changes on property listings! Beginning at 12:01 am on Monday, January 25th and ending on Monday, February 1st, 2016 at 11:59 pm, you may update your HMLS property listings without any fines being generated for the late entry of new listings or the entry of status changes on your current listings.  The reason for this holiday is to give you the opportunity to review all of your listings and make sure everything is up-to-date, especially your listings where a sale has closed. This fine holiday applies only to the entry of new listings and status changes and does not apply to non-compliant placement of wording, etc.  (All changes must be completed within this time frame to avoid a fine.)

What has NAR been up to?

Code of Ethics Training Deadline

Don’t forget! The deadline for completing NAR’s mandatory membership Code of Ethics training is December 31st, 2016.

While completion of this training isn’t required for renewing your license, it is required by NAR for continued membership with the Association. The good news is that accessing the training is really easy! KCRAR offers regular CE classes on the Code of Ethics, but you can also use these options:

  • NAR’s free online ethics class. Click HERE to check it out. Please note that this class does not offer CE credit.
  • CEcheap.com, KCRAR’s online CE partner, offers a Code of Ethics class for free. Click HERE to register.
  • 3rd-party training classes are acceptable. Simply present a certificate of completion to Debbie Strange at the KCRAR offices. Please bear in mind that 3rd-party classes may not offer CE credit!
  • For New Agents – If  you have a new agent who hasn’t taken the Code of Ethics yet, please refer them to the KCRAR REALTOR® Online Orientation. This online course contains the Code of Ethics and also helps them fully understand their membership in KCRAR as well as the state and national associations.

Code of Ethics training completion has been required every four years. Starting in 2017, however, this requirement will shift to a two-year cycle instead of a four-year cycle. The next cycle will start January 2017 and end in December 2018.

Missouri License Renewal Year

It is also important to remind all your agents holding Missouri licenses that 2016 is a renewal year. Encourage them to register for their continuing education hours soon to avoid the rush towards the deadline of September 30th. Have you checked into Homes.com  “endorsements”?  They are ranking agents by number of endorsements. Not only don’t they mind if you copy and paste our referrals from other sites like Zillow etc. but they actually recommend it.
