Harvesters Donations

Thanks to your generosity- The Northland Office was able to donate 182 pounds of food this December to Harvesters. The donations that you made will provide the equivalent to 140 meals.

Our Adopted Family

The Stults brothers are together again.

Because the passing of Parker Stults we will be in search of a family for the office to adopt. Please send an email to kferrara@kansascityhomes.com if you are aware of a family in need. I will share the stories that I receive and we can pick a family to support.

Parker was the second son of the Stults family to lose the battle with Niemann-Pick Type C Disease. The family has always amazed me with their strength and faith. The boys great grandmother, Celia, sent this message last week.

“Our sweet great grandson, Parker Stults, 9, went home to JESUS and his brother Brisan this afternoon (Jan 23) at 1:55 p.m……..he was at home with his family and friend around him.  He defeated NPC and is totally healed and now playing with his brother Brisan who passed away last March 4th…….they are both running, walking, talking  and eating at the feet of JESUS and have no more pain or boundaries as they did in this world.   JESUS answered our prayers and  his homegoing was peaceful. Thank you all for your love, prayers and support during their lengthy illness…….Please continue to pray for their family whois still here……brother, Duncan, Mom/Dad and foster siblings.”

December highlights from KCRAR regarding the real estate market.

  • Dec. 2014 average sales price for new & existing homes combined ($196,376) is 3.5 percent higher than Dec. 2013.
  • There were 2,304 homes sales (new & existing combined) for Dec. 2014  – 0.5 percent higher than Dec. 2013.
  • Home inventory (new & existing combined) for Dec. 2014 (10,950) is 10.8 percent lower compared to Dec. 2013.
  • The supply of new and existing homes for Dec. 2014 is 4.1 months – representing a home market slightly favoring sellers.

FHA Lowers Pricing to Reflect Less Risk

Borrower Impact
For a borrower with a $200,000 mortgage, this changes amount to a reduction in the monthly payment of $83, an improvement of 7.1%, or nearly $1,000 over the first year. By year five, this borrower has saved nearly $4,800, but over 30 years the borrower would save roughly $18,000. This later point is important as FHA still charges its annual MI fee for the life of the loan, a change instituted in 2011. Mortgage rates are expected to rise as much as two percentage points in the coming years, which will significantly reduce borrowers ability and incentive to refinance out of the FHA program as they have done in recent years. As a result, this change will have a larger impact for many homeowners over the life of their ownership.
