How’s the Market?

Clay/Ray Counties

Clay/Ray County sales were up for the month by 4.8% from 2016. Units were at 504 versus 481 last year. Year to date, unit sales are down 3.3%, with 4,030 units this year versus 4,167 last year.

The average sales price for the month was up 1.6% from last year, with an average price of $200,229. Year to date, the average price is up 4.9%. The average price is $199,663, versus $190,422 last year.

New listings were up 61 units to 610 or 11.1% from last year’s 549 units. Inventory is down 6.5% from last year and is running at 1,245 units. Inventory is up 2 units from last month.

Platte County

Platte County sales were up for the month by 5.8% from 2016. Units were at 237 versus 224 last year. Year to date, unit sales are down 4.3%, with 1,787 units this year versus 1,868 last year.

The average sales price for the month was down 4.5% from last year, with an average price of $229,692. Year to date, the average price is up 4.4% from last year. The average price is $246,927 versus $236,437 last year.

New listings in Platte County were up 25 units to 279, up 9.8% from last year’s 254 units. Inventory decreased 7.0% from last year and is running at 649 units. Inventory is down 15 units from last month.


Sales for the entire Heartland area were at 3,501, up for the month by 5.1%. Year to date, sales were up 0.1% for a total of 28,431 for 2017.

The average sales price for the month was up 2.1% from last year, with an average price of $226,696. Year to date, the average price is up 5.6%. The average price is $226,494, versus $214,399 last year.

New listings were up 88 units to 4,216 units, up 2.1% from last year. Inventory decreased 10.8% from last year and is running at 9,409 units; and is down 107 units from last month.

Talent Attraction Extra Income

Wondering how you can get in on some extra cash? Submit a talent attraction lead to your Broker and if that person is hired you could gain some extra income when they do. Ask you Broker for details. Now that you’re interested how do you go about this? Below are some ideas:

  • Dining out: Have a fantastic server? Tell them what wonderful customer service they have provided and ask if they have ever thought about a career in real estate. Don’t forget to leave your card when you pay with a little note – “I would love to hear from you if you have any questions.”
  • Co-Op’s: Work with another fantastic agent? Give their name to your Broker and explain how wonderful they were during the transaction.
  • Clients/Friends: Have people you know that seem overly intrigued by what you do. Take them with you for a day and show them what’s it like and don’t forget to introduce them to your Broker.

The Election for three KCRAR Directors will take place in November. Each position is a 3-year term serving on the KCRAR Board beginning January 2018. Voting members will receive email ballots the first week of November. The open Director positions are:

  • At-Large Director: All REALTOR® members will receive ballots to vote in this race.
  • At-Large Broker-Owner/Manager Director: All Designated REALTORS® (Responsible Broker) of a REALTOR® firm will receive ballots to vote in this race.
  • Small Firm Representative Director: all Designated REALTORS® (Responsible Broker) of a REALTOR® firm with 20 or fewer agents will receive ballots to vote in this race.
