How is the Kansas City real estate market?

Clay/Ray Counties

Clay/Ray County sales were up for the month by 14.1% from 2016. Units were at 462 versus 405 last year. Year to date, unit sales are down 1.7%, with 4,493 units this year versus 4,571 last year.

The average sales price for the month was up 4.2% from last year, with an average price of $204,289. Year to date, the average price is up 4.7%. The average price is $200,154, versus $191,081 last year.

New listings were down 17 units to 530 or 3.1% from last year’s 547 units. Inventory is down 7.1% from last year and is running at 1,198 units. Inventory is down 47 units from last month.

Platte County

Platte County sales were down for the month by 7.8% from 2016. Units were at 189 versus 205 last year. Year to date, unit sales are down 4.8%, with 1,973 units this year versus 2,073 last year.

The average sales price for the month was down 0.5% from last year, with an average price of $232,806. Year to date, the average price is down 0.2% from last year. The average price is $236,000 versus $236,405 last year.

New listings in Platte County were up 13 units to 251, up 5.5% from last year’s 238 units. Inventory decreased 3.4% from last year and is running at 660 units. Inventory is up 11 units from last month.

Heartland

Sales for the entire Heartland area were at 3,063, up for the month by 1.8%. Year to date, sales were up 0.0% for a total of 31,406 for 2017 versus 31,407 last year.

The average sales price for the month was up 3.6% from last year, with an average price of $223,541. Year to date, the average price is up 5.4%. The average price is $226,067, versus $214,575 last year.

New listings were up 242 units to 4,100 units, up 6.3% from last year. Inventory decreased 7.6% from last year and is running at 9,509 units; and is down 100 units from last month.
