What’s Happening at BHG KC?

Congratulations Christian Zarif and Aaron Crossley – Last week at the KCRAR Installation Banquet, Aaron Crossley (Northland) was named the KCRAR Newcomer of the Year and Christian Zarif (College Blvd.) was installed as President of the KCRAR Board of Directors. Congratulations to Aaron on this incredible accomplishment and thank you to Christian and all those serving on our local KCRAR and MLS Boards of Directors. We’re proud to be so well-represented in our industry!

We did a little YMCA action at The Howl at the Moon YPN after party that was sponsored by BHG KC. Aundre’ certainly won the prize for the best dance moves.

 2016 CE Schedule Released – Take a moment to review the 2016 calendar of classes so you can make plans to attend the ones you need for the coming year. If you have any questions about the classes offered or how to register for them, please contact Elaine Cavener, Education Director, at 913-661-1486 or via email.

 REMINDER: Not Sure How Many CE Hours You’ve Completed?  If you take all CE through the BHGRE Kansas City Homes school, the Education Department has records to tell you what you have completed and what you still need to complete for both states by which deadline. If you take any classes elsewhere, BHGRE Kansas City Homes will not have a record of those classes. You’ll need to check KREC and MREC for the official record of your hours. You should allow at least two weeks after class completion to expect to see record of completion posted on either web site. If you feel you have taken a class that is not credited to you, contact Elaine Cavener in the Education Department (ecavener@kansascityhomes.com).

Verify MREC CE Hours – MREC does not automatically post your CE hours on their web site. MREC believes CE hours are a private matter. You must give them written permission to post them on their site. Upon license renewal each renewal period, you can give them permission or you can give them your permission online when you look up your hours. If you would prefer to sign, scan, and e-mail your permission to MREC, contact Elaine Cavener in the Education Department (ecavener@kansascityhomes.com).  Here are the website instructions:

  • Go to www.pr.mo.gov and click on Licensee Search at the top
  • Then click on Licensee Search on the left hand menu
  • You can search by your name or license number
  • When your name comes up, go to the right side of the table and click on “Detail”
  • A box will drop down with various information in it.
  • If you have given permission for MREC to post CE hours, completed classes will appear there – scroll down.
  • If you have given permission, but have not yet taken any CE, it will say “no CE information available”.
  • If you have not given permission, a Consent Form will appear that can be filled out and sent back to MREC.
  • Verifying KREC CE Hours – KREC automatically posts completed CE hours on their web site. Web site instructions:
    • Go to accesskansas.org/krec
    • On the left hand menu, click on Continuing Education
    • At the top of the page, click on CEU Verification
    • Click “Begin” at the bottom of the page
    • You will need to enter your license number and the last four digits of your Social Security number
    • You will see the classes you are credited with as well as the required and elective hours still needed for renewal.

 Live the Better Life Talent Attraction Campaign As part of our company, we want to help you Live the Better Life . . . and help others do the same.  As you know, our goal is to find other people like you to Better our company. To register a candidate, submit his or her name to your broker and help your broker schedule an interview. Harvester’s Virtual Food Drive Starting  – Did you know . . .


  • 15% of people in our region, or one in seven, is food insecure. (Food insecurity means that a person or household may have food today, but does not know if there will be food tomorrow or enough food for everyone in the household.)
  • 20% of children under age 18 in our region, or one in five, is food insecure.
  • 38% of the food insecure children live in households that do not qualify for federal nutrition programs and often must rely on charitable food assistance programs.

To help meet the needs of those who are food insecure, Harvesters is a regional food bank serving a 26-county area of northwestern Missouri and northeastern Kansas. Harvesters’ mission is to feed hungry people today and work to end hunger tomorrow.  Harvesters provides food and related household products to more than 620 not-for-profit agencies including emergency food pantries, community kitchens, homeless shelters, children’s homes and others. For every $1 donated, Harvesters can provide three meals.  Consider helping to support this local cause through the Harvester’s Virtual Food Drive which will be starting soon.  More details will be shared on KCH Agent later this week.

Kansas City Homes Northland Office Helps Rebuild Homes in the Clay County Area
During Rebuilding Day in Clay County, Missouri on Saturday, October 3rd, volunteers from the BHGRE Kansas City Homes Northland office served coffee and donuts to the many different organizations who worked to improve 24 homes in the Clay County area.  Additionally, many their agents served on the waste management team by removing debris from 12 of the 24 homes that were being improved. BHGRE Newsletter has Launched

Part of our consumer marketing strategy is to be a relevant, meaningful part of consumers’ lives 365 days a year – not just when they are thinking about buying or selling a home.
To help deliver on this strategy, we are active in the social media space across multiple channels. We have been using social sweeps to build an email list of our most engaged consumers so we can actively reach out to them on an ongoing basis and drive traffic back to our consumer blog, BHGRELife.com.
The inaugural brand email was sent out earlier this month to over 6K subscribers. Chock-full of great content including interior design, landscaping, and entertaining tips; the newsletter offers our expert advice at a click of the button.

Google Hangouts
Date: Wednesday, 12/2  Time: 2:00 p.m. – 3:00 p.m. EST
Google offers a free and convenient way to meet with others with a tool called Google Hangouts. This video and audio tool also allows you to share your screen, show videos, share whiteboard ideas, and have off screen chats with others. In this class, we’ll show you how to set up a Hangout, introduce you to the Hangout tools, and share how to record a hangout for future viewing.

In this class, we will discuss the “Contacts” portion of the BHGRE CRM. We will walk through adding and searching and managing contacts, setting up reminders and reviewing how to import LeadRouter leads into the CRM and sync them.

What’s Happening at KCRAR & MAR?


 The 2016 KCRAR forms will be available to all members beginning December 15, 2015 via the KCRAR website. There have been significant changes made to the 2016 Contingency for Sale and/or Closing of Buyer’s Property Addendum.  (See preview) The revisions help clarify options and next steps when a sale includes a contingency on the sale or close of the Buyer’s existing property.

 An important change was also made in both the Residential and Land Sale Contracts with the inclusion of Dispute Resolution text. The new text addition (paragraph #15 in the Residential Real Estate Sale Contract) states both parties agree to Dispute Resolution via a professional mediator in lieu of, or prior to, litigation through the courts. With the loss of the HUD1 closing statement and the Consumer Finance Protection Bureau (CFPB) regulations regarding the release of confidential information, the following was added above the signature lines of all 3 sales contract forms:

BUYER and SELLER hereby specifically permit the Brokerage(s) assisting in the transaction to obtain and retain copies of both BUYER’S and SELLER’S Closing Statements.”

PLEASE NOTE: Please discontinue use of the 2015 forms as soon as practical, but no later than February 15, 2016.

TRID Update

Many lenders are requiring new information to be available to them in order to meet the TRID requirements at closing. We are making some changes to the Worksheet to accommodate those needs.

The lenders must have the agent’s license number for the state in which the property is located. The Sale Worksheet is in the process of being altered to make it clear that the agent is to write in their license number, rather than merely checking a box indicating which state they are selling in. If the agents do not know their license numbers, the Admin will need to look that up in the office records and write it in for them.

The lenders also need a state Company number.

The Missouri Company number is 000008370.

The Kansas Company numbers are as follows:


The company number will need to be filled in on the correct side of the  Worksheet by the Admin, rather than being pre-printed on the Worksheet, because the correct number depends upon whether we are handling the List side or the Sale side.

The lenders also need the MLS Office Number, and again, that will need to be filled in by the Admin rather than being pre-printed on the Worksheet,  since each office has its own MLS number.


Missouri YPN Chapter Named Network of the Year at National Conference

The nation got to witness a little hometown pride during the NAR conference in San Diego this year. The Missouri YPN chapter was awarded the 2015 State NOTY award for outright awesomeness.

Over the past six years, MAR’s YPN chapter runs a scholarship program to aid new REALTORS® attend the annual MO REALTORS® business conference. It’s this dedication to excellence that netted them the award.
