How is the Market?

Clay/Ray Counties
Clay/Ray County sales were down for the month by 18.3%. Units were at 376 versus 460 last
year. Year to date, unit sales are down 20.5%, with 706 units this year versus 888 last year.
The average sales price for the month was up 2.5% from last year, with an average price of
$212,464. Year to date, the average price is up 4.0%. The average price is $219,314, versus
$210,779 last year.
New listings were down 81 units to 370 or 18.0% from last year’s 451 units. Inventory is down
11.5% from last year and is running at 841 units. Inventory is down 58 units from last month.
Platte County
Platte County sales were down for the month by 37.1% from 2018. Units were at 124 versus 197
last year. Year to date, unit sales are down 30.2%, with 261 units this year versus 374 last year.
The average sales price for the month was up 23.5% from last year, with an average price of
$273,471. Year to date, the average price is up 18.4% from last year. The average price is
$274,422 versus $231,696 last year.
New listings in Platte County were down 67 units to 160, down 29.5% from last year’s 227 units.
Inventory decreased 19.1% from last year and is running at 462 units. Inventory is up 9 units
from last month.
Heartland
Sales for the entire Heartland area were at 2,651, down for the month by 8.9%. Year to date, sales
were down 10.9% for a total of 5,018 for 2019.
The average sales price for the month was up 6.1% from last year, with an average price of
$229,912. Year to date, the average price is up 4.5%. The average price is $233,662, versus
$223,668 last year.
New listings were down 415 units to 2,929 units, down 12.4% from last year. Inventory decreased
5.5% from last year and is running at 7,244 units. Inventory is down 121 units from last month.

-Do not Accept or Reject Docs or make them Not Required.

-Contracts can not be sent to accounting if they are not executed. Listing files require completed listing agreement and contract. Buyer files require completed buyers agreement and contract.

– Search by house number to make sure files are not input twice.

-The office doesn’t see things in your document folder unless it has been assigned to the checklist
