Two Area Schools Named Top in State by U.S. News and World Report U.S. News and World Report released their annual rankings for top high schools, by state, in the country. The Kansas City area has several schools on the list, including Blue Valley North High School which tops the list as the #1 high school in Kansas and Lincoln College Prep which took the top spot for Missouri. Among other factors, the publication cited the schools’ test scores and student/teacher ratio for its top ranking. Other area schools in Kansas that made it onto the list included Blue Valley High, Blue Valley Northwest, Blue Valley Southwest, Blue Valley West and Olathe Northwest High School. On the Missouri side, schools on the list included Park Hill, Park Hill South, Lee’s Summit West and Blue Springs South.

PV/SL Agent Talks Millennial Home Amenities in MarketWatch Article - Financial website MarketWatch recently published an article about some of the more non-traditional improvements, upgrades and amenities that today’s millennial buyers are looking for when house hunting. PV/SL agent Mary Hutchison shared her experience with working with millennial buyers and what they were looking for. “They’ll ask, ‘Where’s your backyard vegetable garden?’ ” said Mary Hutchison, a real-estate agent with Better Homes and Gardens Realty in Kansas City, Mo. While homeowners customarily have taken advantage of good weather in springtime to add such backyard upgrades as patios or pools, Hutchison said millennial owners and buyers are going in a different direction. “They’re making their own pizza outdoors with vegetables they grow in their garden,” she said. UPDATE: Real Satisfied Surveys – Since the beginning of this program (July 2014), we’ve sent out 5522 e-surveys, receiving 48% of those surveys back (2,638).  87% of surveys that were started were completed.  Remind your clients at closing that they’ll get a Real Satisfied survey and you’d appreciate their time in evaluating your services, especially any comments they’d like to share with other prospective buyers/sellers at the end of the survey.  Once you get a survey, make sure to review your testimonials and mark them “public” to post to your Real Satisfied website and social media sites.

Afraid of an Audit?

Eliminate worry by being prepared. It will make a positive difference if you regularly monitor the activities of your affiliated licensees and keep a close eye on their files.

In case you missed the latest newsletter from the Kansas Real Estate Commission here is a recap of the most common violations they find. Fortunately the first two are already provided for in your KCRAR Residential Resale contract.

The most common violations found are:

· Failure to include brokerage relationships disclosure in the purchase contract

· Failure to include radon gas disclosure or KBI offender registration in the contract

· Failure to obtain purchase agreement receipt and earnest money receipt from the third party escrow agent and include it in the transaction file

· Failure to correctly assign transaction numbers

· Failure to close transaction by the date specified in the contract

Speaking of audits, do you regularly check the licensed status of your agents? There are numerous cases of agents renewing late or failing to renew their license at all. Yet they continue to show and/or sell property when they are not licensed! The Supervising Broker’s failure to supervise the activities of affiliated licensees would certainly fall into a disciplinary category. As Missouri renewal approaches remember that a license is not effective until it is actually returned from the state. Those who wait to renew close to the deadline may jeopardize their ability to show and sell because there isn’t enough time for the renewal to be processed and the license returned. When October 1st rolls around many brokers will be checking the MREC website to research who is licensed on that date… or who is not.
