How is the spring real estate market in Kansas City?

Clay/Ray Counties

Clay/Ray County sales were up for the month by 1.8% from 2016. Units were at 637 versus 626 last year. Year to date, unit sales are down 2.7%, with 1,401 units this year versus 1,440 last year. The average sales price for the month was up 4.5% from last year, with an average price of $189,310. Year to date, the average price is up 5.1%. The average price is $189,679, versus $180,506 last year.

New listings were down 44 units to 633 or 6.5% from last year’s 677 units. Inventory is down 19.1% from last year and is running at 1,044 units. Inventory is down 6 units from last month.

Platte County

Platte County sales were down for the month by 10.0% from 2016. Units were at 226 versus 251 last year. Year to date, unit sales are down 10.4%, with 552 units this year versus 616 last year. The average sales price for the month was up 11.0% from last year, with an average price of$241,224. Year to date, the average price is up 7.5% from last year. The average price is $240,647 versus $223,833 last year.

New listings in Platte County were down 37 units to 292, down 11.3% from last year’s 329 units. Inventory decreased 20.9% from last year and is running at 582 units. Inventory is up 22 units from last month.


Sales for the entire Heartland area were at 4,159, up for the month by 2.2%. Year to date, sales were down 1.8% for a total of 9,599 for 2017. The average sales price for the month was up 8.3% from last year, with an average price of $216,898. Year to date, the average price is up 9.6%. The average price is $213,616, versus $194,892 last year.

New listings were down 116 units to 4,851 units, down 2.3% from last year. Inventory decreased 15.1% from last year and is running at 8,757 units. Inventory is up 346 units from last month.

Don’t Miss This Year’s Shred Event!

Every year, KCRAR, in partnership with ProShred, opens up its parking lot to our members to help them get rid of pesky old paperwork.This year’s Shred Event is just around the corner, so there’s still time to gather up your shreddables. Come join us on April 27th at our Leawood office from 1:00 p.m. – 4:00 p.m., and come prepared. Your first three boxes of paper are absolutely free; any box thereafter is a suggested $5.00 donation. Got a lot to dispose of? Truckloads are accepted at a minimum charge of $75, and we’d ask that large loads come early, between 12:00 p.m. and 1:00 p.m that day. Once the trucks are full, the party is over, so be sure to come as early as you can.

Every month, our YPN Committee puts together an enjoyable and informative seminar that’s beneficial for REALTORS of any age. For April, our group will be focusing on the business of investment properties and how to find Flippers.
