Kansas City Real Estate Market 2015

Clay/Ray Counties

Clay/Ray County sales were up for the month by 31.4% from 2014. Units were at 615 versus 468 last year. Year to date, unit sales are up 26.8%, with 1,876 units this year versus 1,480 last year.

The average sales price for the month was up 0.01% from last year, with an average price of $172,286. Year to date, the average price is up .2% from last year. The average price is $165,773, versus $165,513 last year.

New listings were down 17 units to 740 or 2.3% from last year’s 757 units. Inventory is down 17.2% from last year and is running at 1,725 units. Inventory is up 260 units from last month.


Platte County

Platte County sales were up for the month by 40.9% from 2014. Units were at 255 versus 181 last year. Year to date, unit sales are up 25.9%, with 812 units this year versus 645 last year.

The average sales price for the month was up 5.0% from last year, with an average price of $212,893. Year to date, the average price is up 5.2% from last year. The average price is $213,129 versus $202,679 last year.

New listings in PlatteCounty were down 21 units to 300, down 6.5% from last year’s 321 units. Inventory decreased 13.8% from last year and is running at 762 units. Inventory is up 199 units from last month.



Sales for the entire Heartland area were at 4,237, up for the month by 22.8%, or 787 units. The average price was up 4.6%, and averaging $197,830. Year to date, sales were up 17.2% or 1,905 units for a total of 13,003 for 2015. The average price for the year is running at $192,355, up 8.2% from 2014’s average of $177,711.
