What’s Happening in the Kansas City Real Estate Market?

Clay/Ray Counties

Clay/Ray County sales were up for the month by 9.7% from 2014. Units were at 534 versus 487 last year. Year to date, unit sales are up 21.6%, with 2,392 units this year versus 1,967 last year.

The average sales price for the month was up 9.9% from last year, with an average price of $191,811. Year to date, the average price is up 2.7% from last year. The average price is $172,712, versus $168,163 last year.

New listings were down 7 units to 634 or 1.1% from last year’s 641 units. Inventory is down 14.8% from last year and is running at 1,758 units. Inventory is down 305 units from last month.

Platte County

Platte County sales were up for the month by 12.1% from 2014. Units were at 213 versus 190 last year. Year to date, unit sales are up 23.0%, with 1,027 units this year versus 835 last year.

The average sales price for the month was up 2.5% from last year, with an average price of $238,664. Year to date, the average price is up 4.4% from last year. The average price is $220,520 versus $211,260 last year.

New listings in PlatteCounty were up 1 unit to 292 units. Inventory decreased 13.3% from last year and is running at 786 units. Inventory is up 24 units from last month.


Sales for the entire Heartland area were at 3,864, up for the month by 9.9%, or 349 units. The average price was up 5.3%, and averaging $207,843. Year to date, sales were up 14.2% or 2,068 units for a total of 16,680 for 2015. The average price for the year is running at $196,688, up 7.3% from 2014’s average of $183,331.

Chiefs Football Magnets Promotion – It’s that time of year again . . . time for the Chiefs Football Schedule magnets.  Using the same process as last year, we’ll pre-print your business card information on our unique magnet design. We’ll include the Kansas City Chiefs’,  MU, KU and K-State schedules on the front of the magnet, as well as the Sunday, Monday and Thursday Night Football schedules on the back.  Magnets cost $0.28 each, plus shipping, handling and tax. (If you prefer to order by phone, the cost, with our company discount, will be $0.31 each, plus shipping, handling and tax.) Minimum order quantity is 100. Orders are in increments of 100 only. (e.g. You can order 300 magnets, but not 250.) All magnets are mailable in standard 10″ envelopes and will mail at the 1 oz. rate ($0.49).  (NOTE: Price is up $0.01 each.) Fill out the order form and return to your administrative assistant prior to the end of day Wednesday, July 1.

Fill out order form and return to your office’s administrative assistant no later than end of day Wednesday, July 1st.  NOTE: When you receive orders, please ensure that the agent’s information on his/her order form is legible and accurate. Legally, all magnets must include an office phone number and office address, along with our logo/disclaimer.  Agents should use approved KCH email and KCH website addresses.  With the exception of office phone number and office address, any “agent” field can be eliminated from his/her “business card” if an agent does not want to include it.  Once you finish reviewing your agent’s information, please send a scan of his/her order form to marketing@kansascityhomes.com.

2. Marketing will create and send your magnet proof to you via email. NOTE: Our designer, Carly Zebell, will create the agent’s personalized magnet and send the proof back to you AND the agent.  This email will also include ordering instructions. 

3. Review proof and confirm proof is correct (If changes are needed, email changes to marketing@kansascityhomes.com).

4. To place your order, click on the ordering link provided with your email proof and follow the on-screen directions. (You will be asked to upload the front AND back of the magnet, as well as pay for your order via credit card at this time. Make sure to use promo code: RFBBHG to get the company discount.)

NOTE: Your agents may need your help getting the files uploaded to MagnetStreet.  Your agent will need his/her credit card to complete the purchase.

5. MagnetStreet will email proofs within 1 – 3 business days (Sorry, we can’t eliminate this redundant step. It is just part of their process.)

6. Once approved, production of magnets takes roughly 8-10 business days plus 1-3 business days ground shipping.

NOTE: In order to send all proofs back to you and the agent prior to the Fourth of July holiday, we’ll need these order forms submitted BY end of DAY Wednesday, July 1.  If you send the orders as you receive them, we can start working on them.

Real Satisfied: We Think We Can Help Get A Few More Responses – Since the beginning of using Real Satisfied, we’ve gotten an incredible response rate (47%) in Kansas City.  We also know that 86% of the people who start a survey, complete it.  Nationally, close to 67% of people asked to provide a testimonial provided one. So, getting more clients to begin filling out a RealSatisfied survey will result in more testimonials. Real Satisfied has the least control over clients taking the first step to start a survey.  SO, they’ve decided to add a twist to their successful “Say Thanks With A Coffee” program by using this light touch as a way to encourage clients to simply click the link to take the survey. How Does This Work? If your client does not respond to the typical Real Satisfied prompts, they’ll send an email to you that will allow you to give your more reluctant clients a little nudge.
