How is the Market?

Clay/Ray Counties

Clay/Ray County sales were down for the month by 4.2% from 2016. Units were at 520 versus 543 last year. Year to date, unit sales are down 3.5%, with 3,556 units this year versus 3,686 last year.

The average sales price for the month was up 4.3% from last year, with an average price of $208,265. Year to date, the average price is up 5.5%. The average price is $199,696, versus $189,266 last year.

New listings were up 21 units to 669 or 3.2% from last year’s 648 units. Inventory is down 10.6% from last year and is running at 1,243 units. Inventory is up 29 units from last month.

Platte County

Platte County sales were down for the month by 12.4% from 2016. Units were at 213 versus 243 last year. Year to date, unit sales are down 5.5%, with 1,555 units this year versus 1,645 last year.

The average sales price for the month was up 15.1% from last year, with an average price of $265,235. Year to date, the average price is up 6.1% from last year. The average price is $250,045 versus $235,719 last year.

New listings in Platte County were up 14 units to 279, up 5.3% from last year’s 265 units. Inventory decreased 12.3% from last year and is running at 664 units. Inventory is up 5 units from last month.

Heartland

Sales for the entire Heartland area were at 3,599, up for the month by 2.3%. Year to date, sales were down 0.2% for a total of 25,018 for 2017.

The average sales price for the month was up 3.8% from last year, with an average price of $231,580. Year to date, the average price is up 6.3%. The average price is $226,543, versus $213,112 last year.

New listings were up 2 units to 4,383 units, up 0.1% from last year. Inventory decreased 12.8% from last year and is running at 9,516 units; and is down 134 units from last month.

Platte County fastest-growing county in Missouri

Platte County’s growth continues to outpace all other counties in Missouri, according to US Census Bureau estimates.

In the most recent estimates, Platte County’s population had grown to 98,309, an increase of 10.1% since the 2010 Census and the highest amount all 114 counties. This should be a fantastic night for our company…we are aware that the KC Chiefs have their opening game against New England Patriots ( in New England ) and I wanted you to know that “Burnsie” has two large TV’s on the travelling smoker…a large tent will be up with about 100 chairs so if anyone wanted to watch the Chiefs they would have that opportunity as well.

Fall Distinctive Collection – Now Taking Submissions

The Marketing Department is accepting submissions for the Fall issue of Distinctive Collection digital magazine. Distinctive Collection listings in Kansas City are those luxury homes priced at $600K or more. Send your submissions (address, MLS #, and a minimum of five higher resolution photos – one should include the front of the house) to the marketing department no later than end-of-day, Friday, September 15. The digital magazine will go live in early October.

Just a reminder. The BHG DocuSign contract ends on September 1, 2017. At this time I have not heard from a number of you regarding your participation interest because of this it looks like the cost may go up past the $192.50.

If I have not received an email from you indicating a YES or NO that you are participating please email back to me your interest level in continuing with DocuSign.

Also, I have received a number of checks. If you sent over your check to me already I am holding onto those until our final count.

I did speak with several of you & said to hold off sending your check. Go ahead & send those to me so we can get our final count. If we don’t have the participation necessary I will send your check back to you.

Women’s Council of REALTORS® KC Hosts The Beverly Carter Story

REALTOR® Safety Month is just around the corner, and with it comes a spotlight on violence toward real estate agents. Stories about victims of these heinous crimes, while relatively uncommon, thank goodness, are sobering reminders of the risks real estate agents take every day, and even one story is too many.

Familiar to many of KCRAR’s members is the story of Beverly Carter, who was just doing her job when she became the victim of a horrible crime.

To ensure that Beverly’s tragedy need never be repeated, her son Carl Carter, Jr. is travelling the country to tell her story and spread awareness of REALTOR® safety and victim advocacy.

A REALTOR® himself, Carl Jr. announced the launch of the Beverly Carter Foundation earlier this year, a non-profit organization that “hopes to ensure safety for real estate agents around the country.”

“The whole mission is to provide resources at every level (at no cost) to do my part in making sure that what happened to my mom never happens again,” Carl told Inman News.

Carl, Jr. will be bringing his message to Kansas City this September, thanks to the Women’s Council of REALTORS®, Kansas City Chapter. Rock the Block

On September 20th, KCRAR REALTORS® and Habitat for Humanity KC are going to “Rock the Block” in an Association-wide effort to clean up, fix up and show up to support our community.
KCRAR’s largest event is returning for 2017, and is promising to be bigger and better than ever. This one-day event will be the largest of its kind in Kansas City and will provide our REALTOR® members the opportunity to make significant contributions of their time, money and talent to benefit Habitat for Humanity KC and improve property values one neighborhood at a time.

This year, our efforts will be focused on the 4300 block of Bellefontaine Avenue in Kansas City, MO. We are anticipating over 400 REALTOR® members to participate, and hope to help 20 homeowners.

REALTORS® in our area know what abandonment and home-maintenance issues can do to neighborhoods. KCRAR knows how invested our members are in giving back to their communities. REALTORS® Rock the Block is KCRAR’s day of service to the community.
