It’s time to submit your listings for the fall issue of The Distinctive Life magazine. Our digital publication showcases beautifully curated luxury editorial content, and pages of Distinctive Collection listings from the BHGRE® network.  Check out the summer issue by clicking here to read, and make sure to share it with your friends, family, and clients!

We are currently seeking listings for our fall issue of The Distinctive Life!

To be considered, your property must meet all the criteria for Distinctive Collection. Properties must be among the top 10 percent of all residential properties in a given area, *.  Commercial, land, and multi-family properties do not apply. The property must represent exceptional style and quality. The property must also be included on the Distinctive Collection website, www.bhgrecollection.com. Visit the Distinctive Collection section on the Greenhouse to learn more about the Distinctive Collection qualifications, as well as how to submit your listing to appear on bhgrecollection.com.

Deadline for listings submissions is Oct 1, 2018. Properties will not be accepted after this date. Please note that submissions are for consideration only, and are not guaranteed placement. You will receive a notification from the BHGRE marketing department if your property is approved for inclusion in the magazine. Once you have submitted the property information below, it cannot be edited or changed. Please make sure all information is correct before you submit. If you submit multiple properties, not all properties may be used.

What’s a Real Estate Commission Audit?

I’m putting you all on alert that we received notification that we are officially under a Kansas Real Estate Commission Audit. The audit period is from 9/20/17 to 9/19/18.

They will be auditing all files with a contract date between those dates and the current pending files.

Transaction Files

Each transaction file, whether PENDING, CLOSED or CANCELLED, should contain all of the following records (IF APPLICABLE) to the transaction:

  • Agency Agreement with Seller
  • Agency Agreement with Buyer
  • Transaction Broker Agreement
  • Transaction Broker Addendum
  • Offers, Counteroffers
  • Contract
  • Lot Reservation Agreement
  • Commercial Lease
  • Option
  • Receipt for Purchase Agreement and Earnest Money
  • Closing Statements
  • Authorization to disburse Earnest Money on Transaction which did not close
  • Any other record generated in connection with Transaction

 

MLS Changes

Due to misuse of the Pre MLS status, as of today, the policies for Pre MLS listings have been modified to the following:

1)  If a Pre MLS listing is modified to ACTIVE status before the Future On Market date, the CDOM/DOM will calculate starting from the List Date. Heartland MLS Staff will no longer reset the CDOM/DOM values.  If the listing is to go ACTIVE before the original Future on Market date, please modify this date 24 hours in advance, so the CDOM/DOM will calculate correctly.

2)  If a Pre MLS listing goes ACTIVE in the system because the Future On Market date was not extended, the listing needs to be modified to the Withdrawn status.  Once the listing is ready to be shown, the status can be modified back to ACTIVE. Heartland MLS Staff will no longer delete a listing from the system in this instance, even with a signed request from the broker.

DOM- I am sure that everyone knows that you are supposed to have a form that the sellers sign when placing a property in Show for Back Up status rather than Pending. What some of you don’t know is when something is in Back Up status it continues to calculate DOM unlike Pending status. If you have a deal flip it is in the sellers best interest to use Pending rather than Back Up.

Team Leaders and second agents will now have to attend a class after 3 penalties are assessed from MLS.
